Johnson Consulting was engaged to provide a market and financial analysis for the development of a new on-campus football stadium for Eastern Washington University (EWU). As the project advanced, our initial report was used by design and finance team members and the University Foundation as a basis of information. In addition to analyzing the feasibility of a new football stadium, we assessed and recommended the appropriate mix of retail and commercial space to be included in the ‘Gateway’ project. Johnson Consulting undertook the following tasks:

• Provided a ten-year projection of revenues, expenses, debt service and funds available for other purposes
• Identified and evaluated the competitive environment for the proposed stadium
• Analyzed local retail and office market
• Analyzed demand and market support patterns within the competitive area for the regional stadium marketplace
• Communicated the transaction structure, in order to isolate demand, revenue and expense factors pertinent to the Stadium project specifically
• Reviewed and discussed current attendance, pricing and season ticket inventory
• Reviewed all architecture work done to date
